When renting any rental property with Timberline Four Seasons Realty, please come directly to the main office to pick up your keys, map, and other pertinent information regarding your stay. Timberline Four Seasons Realty Information
Things to know:
Rental homes are equipped with dishware, cookware, glassware, and service settings, but specialty chef items such as oversized cooking pots, or roasting ovens are not provided in all homes unless specified. Iron and Ironing board are usually in each home however for those not equipped you can sign out a loaner iron and iron board from the main office.
Every property is provided with a startup supply of toilet tissue and paper towels.
Bed and Bath linens are supplied. Please be prepared to bring all other supplies.
Kitchens are equipped with all the basics of cooking and service-ware.
No condiments or food items are available in homes.
Properties do not supply hair dryers.
We recommend that you are prepared for your visit with the following items:
Condiments and Groceries
Laundry detergent and Laundry supplies
Iron and Ironing board
Dish liquid
Trash Liners (2 are provided)
Toiletries
Hand soap
Coffee Filters (standard)
Extra paper products such as toilet tissue, paper towels and paper plates, plastic wrap/foil
Beach Towels for Hot Tub Use

Non-Smoking Properties:Timberline Four Seasons Realty (T4SR) Rental Homes are Non-Smoking!
Please respect the wishes of homeowners and incoming guests and do not smoke in homes.
Policies At a Glance: T4SR rental policies are provided online and in our Guest Guidebook. If you prefer to have a guidebook emailed to you, simply call or email your request and we will provide a copy via your preferred method of communication.
By paying your first payment you are confirming that you hereby acknowledge you have read, understood and agree to the information provided on the T4SR website policies and guest guidebook. This acknowledgement constitutes a contract between the person named on the Reservation. Upon payment at booking, the guest does promise to abide with all rules and regulations of T4SR and Policies posted online and via email and you attest that you are over 24 years of age as the responsible party for this reservation.
Nonrefundable Administration Fee: Your reservation includes accidental damage protection on the home and reservation fee. Security Deposit: Some homes require an additional Security Deposit due upon arrival in the form of cash or check. The check will be deposited and if no damage, will be refunded 14 working days after your departure.
All properties observe a Cancellation Policy that is 60 Days Prior to Arrival. No exceptions, unless protected by Travel Guard Insurance. Cancellation within the 60 days results is forfeit of all Rates and Fees.
Upon reaching 60 day prior to arrival, your card will be charged. RESERVATION WILL BE CANCELLED WITHOUT REFUND IF YOUR FINAL PAYMENT IS NOT RECEIVED BY 60 days before arrival.
Your reservation rates include accidental damage protection on the home and a reservation fee. This fee does not cover extra cleaning or damage caused by neglect or intentional abuse. If extra cleaning or damage caused by neglect or intentional abuse occurs, the credit card on file will be charged. Note: renters are liable for damages in excess of the coverage. Person signing contract is responsible for informing his/her party concerning rules and procedures.
Unfortunately, mechanical failures can and do occur. Please contact our office to report any maintenance issues. We apologize for any inconvenience and will do our best to resolve the situation as promptly as possible. Understand that emergencies do take precedence. You can expect a courteous and professional staff member to help remedy the situation; however refunds will not be issued due to malfunctioning equipment or conditions out of our control. If you have an after-hours property emergency, please attempt to call the number below: AFTER HOURS EMERGENCY NUMBER: If you are experiencing an electrical, water or heating problem and it is after office hours please call 304-940-6982.
Four Wheel Drive Winter Time Reservations only!
In Winter, please be sure to equip your vehicle with good snow tires. We additionally suggest that you carry chains. Four wheel drive is strongly recommended in winter. T4SR is not responsible for guests and vehicles traveling to and from your rental homes. We are not able to provide transport service.
Note: All Wheel Drive is NOT the same as Four Wheel Drive! In Winter, homes located on elevated mountain roads must be accessed by Four Wheel Drive or Chains. Please plan ahead for this as there are no shuttle services.

Please be aware that most addresses in the rural area of Davis, West Virginia may not be reliable when used for GPS navigation. T4SR recommends you always have a paper map and directions as a reference. Our website offers a downloadable area map for your convenience.
Check-In Check-In begins at 3:00 pm
All rental properties are cleaned prior to guest arrival and upon guest departure. Please call our office upon your arrival if you find any housekeeping or maintenance issues so we can schedule service as soon as possible. Timberline Four Seasons Realty and other service personnel may require access to the home on the day of your arrival. Timberline Four Seasons Realty responds to after-hours property emergencies 24/7. An after-hours emergency number is provided at check in and within this Guest Directory. Emergency call-outs refer to electric, water, and winter heating emergencies. All other maintenance issues will be taken care of promptly the following day by calling the main office.
Late Check-In
Late Check In is accomplished with the use of our Late Arrivals Box. The late arrivals box is located to the right of our downstairs entrance at the main office. Any document needing your signature can be left in the late arrivals box or dropped by the office anytime through your stay. If you have an outstanding security deposits to be paid on a specific home, you are required to stop by the office the following morning by 10:00 am to make the security payment.
Check-Out Check-Out is at 10:00 am
Check-out time is 10:00 am for all rental properties without exception. We request that you make sure all of the following items are addressed prior to your departure.
Remove all food from the refrigerator; set temperature to medium.
Please leave all dirty linens and sheets in one pile at the laundry room of the home. Please begin one load of linen laundry before your departure.
Please empty all trash cans and trash items in large trash liners and dispose in designated location.
Load and start the dishwasher.
Close and lock all windows
and doors.
Set thermostat to 60 degrees in winter and “off” in summer.
Check all rooms, closets, dressers and outside areas for personal belongings. Timberline Realty is not responsible for lost or stolen items.
Tidy up outside including decks, fire pits, yard, and pool/hot tub area, if applicable.
Please complete the departure survey in your check-in packet and turn it in when dropping off keys so that we can continue to improve our service. We value our guest comments.
Return keys and keyless entry tags to the office.
Please note there is a $25.00 charge for lost or unreturned keys
and keyless entry tags.
*PET POLICY*
Pet friendly rental properties will have an added pet fee included in the reservation rate.
Timberline Four Seasons Realty welcomes you and your dog. If you are like most pet owners, your pet(s) are part of the family, and leaving them behind when traveling can be a traumatic experience. We understand this, and as a result have created this pet friendly policy.
NOT ALL RENTAL PROPERTIES PERMIT PETS. You must select a pet friendly home if you intend to bring your pet(s).
Please inform us if you do not intend to bring a pet. The pet fee is automatically added to your reservation.
Two pets maximum, dogs only. One dog per townhome or condo.
Pets must not exceed 70 pounds.
We require a non-refundable pet fee per dog which varies according to property rented. Pets are allowed ONLY in designated pet-friendly properties.
At check-in or before, guests are required to advise office that they have a pet. Any unit found to have a pet without properly registering the pet will forfeit damage deposit or will be charged a $250 pet fee. Any pet found in a non-friendly pet unit will cause forfeiture of damage deposit or $250 fee, and will be grounds for immediate eviction and incur the extra-clean fee.
Guests are fully responsible for their pet’s actions and any damages that may occur. While the pet is in the unit it is expected to be supervised at all times. When left unattended, crating may be suggested to avoid any potential damages.
Pet must not disturb other guests.When pet is out of the unit and on property, it is expected that the pet be on a leash and under control of its handler. It is expected that the handler will pick up and properly dispose of any pet deposits.
In the event a pet soils or stains fabric, or scratches furniture, additional charges may be assessed accordingly.
Pets are not allowed around pool areas, and/or common retail spaces or amenities.
T4SR loves cats, however cats are not permitted in rental properties.
