---THE NEIGHBORHOOD--- The apartment is located in the residential, quiet neighborhood of Avondale. With close access to the Blue Line, you're a short El ride away from Logan Square, Wicker Park, Ukrainian Village. Not that Avondale isn't lacking in fun. A bevy of restaurants, bars, grocery stores, a Best Buy, a Walgreen are a short walk away. The apartment is located inside a three-story brick building with five other single-resident units, consisting of families and couples. A coin-op washer and drier are available in the basement. Private parking is available, as is plentiful street parking.
---COST--- The rent is $725 a month. That includes heat during the winter (a plus!), water and trash. You would be responsible for electric, cable/Internet and cooking gas. All together, I pay about $100 a month in utilities, the bulk being cable--I have the sports package, among other premium add-ons. So it could be cheaper for you.
---THE APARTMENT--- There is a full kitchen, with enough space for a small table. In the main room, I have a sofa, a coffee table, a recliner, a big-screen TV, a computer desk and several book shelves. The bedroom is spacious enough for a queen-sized bed, a hanging closet, a dresser and a night stand. There is a deep closet--especially nice for those with extensive wardrobes. The bathroom contains a bathtub/shower, toilet, sink.
---THE CONTRACT--- I'm moving out by December 10. I'll pay $525 of the December rent, charging you only $200. That gives you half a month of rent--for free. Though this is negotiable if you can't move in until later in the month. A new contract starts in January. Rent is due by the fifth of every month. I pay online, so I don't cut have to physically cut a check every month (it's easy to forget!). The apartment is owned by a larger real estate company. You will sign a new lease with the realtor that will end at the end of August--but they say they are flexible. There is no security deposit, but there is a $150 application fee, which covers the initial clean-up and re-painting, etc., and $30 for a credit fee.
