문재인 정부 보다 못한 정책

문재인 정부보다 더 잘못하는 부동산 정책 길을 선택하나?

윤석열 정부가 부동산 보유세 양도세 거래세 법인세가 너무 적게 들어 온다고 부동산 세금의 기준 가격인 공정 기준 비율을 올려 보유세와 거래세를 높인다는 뉴스를 보고 생각나는 것은 문재인 정부에서 부동산 정책을 잘 못해  부동산 가격을 높이며 권력을 국민의 힘 쪽으로 넘겨주었는데 윤석열 정부가 문재인 정부보다 더 안 좋은 부동산 정책을 선택하는 것을 보며 윤석열 정부의 한계점을 보는 것 같아 안타까운 마음으로 한마디 올립니다

정부에서 부동산 관련 거래세나 양도세 보유 세수가 많이 들어 오게 하려면 부동산 거래가 수시로 잘 이루어지게 만들어야 합니다

주택은 부동산 거래를 DSR로 묶어 놓고 논밭은 DSR과 농지법의 농지취득 자격증의 취득을 어렵게 하며 부동산 거래를 막아 놓고 세수가 안 들어온다며 공정가격 기준을 높인다면 넘어진 국민들을 구하지는 못하고 오히려 발로 차는 정책으로 보입니다

부동산은 재산 가치로는 평가되지만, 잠재적 가치이기 때문에 돈이 아니고 거래가 되어야 현금이 만들지며 실현 가치입니다

그래서 예를 들면 어항 속에 물고기가 잘 살게 하려면 물을 부어 주어 물이 어항에 많아야 물고기가 잘 살듯이 시중에 돈이 돌게 만들어 주면 부동산 거래가 실현되어지며 세금이 많이 거두어지듯이 부동산 거래가 이루어지도록 DSR과 농지 취득 자격을 완화하지 않는 이상 돈이 안 돌아 세수는 늘어날 방법은 없다고 생각합니다

부동산이 거래가 안 되는 상태에서 공정가격 기준만 높여 세수를 높인다면 국민 여론이 안 좋아져 국민의 힘당이 총선 패배는 확실하고 권력은 야당으로 넘겨줄 것 같습니다
