`Real estate bubble unlikely to expand`
부동산 버블, 커지지는 않을 것이라고
The global real estate bubble is unlikely to keep expanding, said Peter Smith, chairman of global real estate adviser Savills, during his visit to Seoul last week.
The U.K.-based property service provider manages real estate assets totaling 14 million pyeong (a pyeong equals to 3.3 square meters) globally. It joined hands with local asset management company Korea Asset Advisors/BHP Korea early this year.
"There has been a bubble in the global real estate market, an area where it is possible to make a fortune as a result of speculation," said the chairman.
"However, as the market matures, financial institutions, insurance or pension funds are increasingly investing in real estate as a long-term source of profit." More institutional investors are turning to property, which promises a continual rental flow, to hedge risks from investments in volatile equities and low-yielding bonds, he said. "The current situation is different from the bubble 10 years ago because there is a real demand. The price hikes are now supported by economic fundamentals." Smith added that structural changes in the Korean market has put a limit to speculative investment.
"Increased transparency in the market provides more information to investors. Improved corporate governance is allowing companies to be more responsible and refrain from risky, speculative investment." In response to a question about possible difficulties in gaining profits if rents do not catch up with property price hikes, Smith said there won`t be sudden changes to the real estate market in a steadily growing economy such as Korea.
Changing lifestyles would create new demands and this would affect rents and property prices, he said.
"Foreigners tend to focus on commercial property as the residential market around the world is regulated by governments for stable supply and price control. The demand for investment in the commercial real estate market is growing as the Korean economy becomes sounder." Therefore, foreigners investing in Korea or vice versa naturally focus more on commercial assets, he said.
Smith noted that individual investors` direct purchase of homes abroad can be risky as it is often speculative or driven by the heart.
"Thorough market analysis is necessary before they invest overseas," he said. "Savills analyzes the long-term feasibility of our clients` investment and provides professional consulting service on the economics of each country or industry." Smith advised that indirect investment - using mutual funds or real estate investment trusts that own overseas properties - is safer as they offer higher liquidity.

영국에 소재하고 있는 이 부동산서비스회사는 세계적으로 모두 1,400만평(1평은 3.3평방미터에 해당)의 부동산 자산을 관리하고 있다. 이 회사는 올해 국내 자산관리회사인 Korea Asset Advisors/BHP Korea와 제휴했다.
“글로벌 부동산시장에는 거품이 있어 투기로 한몫 챙길 가능성이 있었다”고 스미스 회장은 말했다.
“하지만 시장이 성숙해지면서 금융기관, 보험사, 펜션펀드들이 장기적 수익원으로 부동산 투자를 늘리고 있다.” 변동이 심한 주식 투자에 따르는 위험을 헤지하기 위해서나 수익률이 낮은 채권 대신에 계속적인 임차 수요가 보장되는 부동산으로 눈을 돌리는 기관투자자가 증가하고 있다고 그는 말했다. “현재 상황은 실제 수요가 있기 때문에 10년 전의 버블과는 다르다. 지금은 가격 상승이 경제적 펀드멘털에 의해 지지되고 있다.” 스미스 회장은 한국시장에서는 구조적 변화로 인해 투기성 투자에 제한이 가해졌다고 덧붙였다.
“시장에서 투명성이 늘어나면 투자자에게 제공되는 정보가 많아진다. 기업의 지배구조가 개선되면 기업의 책임의식이 높아져 위험한 투기성 투자를 자제하게 된다.” 임대료가 부동산 가격 상승을 따라잡지 못 할 경우 이익 창출의 어려움을 묻는 질문에 스미스 회장은 한국과 같이 견실하게 성장하는 경제에서는 부동산시장에 갑작스런 변화는 없을 것이라고 말했다.
라이프스타일이 바뀌면서 새로운 수요가 창출되고 이로 인해 임대료와 부동산 가격이 영향을 받는다고 그는 말했다.
“외국인들은 세계적으로 안정적인 공급과 가격통제를 위해 정부의 규제를 받는 주택시장보다는 상업용 건물에 주력하는 경향이 있다. 상업용 부동산에 대한 투자 수요는 한국경제가 건전해지면서 증가하고 있다.” 따라서 한국에 투자하는 외국인이든 또는 반대로 한국인이 외국에 투자하는 경우든 상업용 건물에 초점을 맞추는 것은 당연한 일이라고 그는 말했다.
스미스 회장은 개인투자자가 외국에서 주택을 직접 매입하는 것은 투기적인 목적이 있거나 기분에 이끌리는 경우가 있어 위험할 수 있다고 말했다.
“해외투자에 앞서 철저한 시장분석이 필요하다”고 그는 말했다. “Savills는 고객 투자의 장기적 타당성을 분석하고 국가별 또는 산업별 경제에 대한 전문적인 컨설팅 서비스를 제공한다.” 스미스 회장은 해외에 부동산을 소유하고 있는 뮤추얼 펀드나 부동산 투자신탁을 이용한 간접투자가 유동성이 풍부하기 때문에 더 안전하다고 조언했다.
